Closing day on a North Hills home purchase typically takes 2-3 hours at a title company. For relocation buyers, that window needs to be orchestrated from hundreds of miles away. This runbook tells you exactly what to expect, what to bring, and what your options are if you can't be there in person.

## How Long Does a Pittsburgh Closing Actually Take?

From accepted offer to keys, the typical closing timeline in the Pittsburgh North Hills market runs 30-45 days for conventional financing, 45-60 days for FHA or VA loans, and 14-21 days for cash purchases. That timeline assumes no title issues, clean underwriting, and a cooperative seller. Add 5-7 days of buffer for relocation buyers who need employer coordination or extended rate locks.

Closing day itself — sitting at the table signing documents — takes 2-3 hours. The buyer signs the loan package (typically 100-150 pages for a financed purchase), the seller signs the deed transfer documents, and the title company coordinates recording with Allegheny County. Keys are transferred after the title company receives recording confirmation, which usually happens the same day.

## What Do You Need to Bring to the Closing Table?

- **Photo ID, two forms preferred:** Driver's license plus passport or secondary government ID. If your name appears differently on any document (e.g., middle name on loan vs. no middle name on ID), bring documentation explaining the discrepancy.
- **Cashier's check or wire confirmation:** The title company will provide an exact closing cost figure (cash to close) in the Closing Disclosure, typically 24-48 hours before closing. Confirm the exact amount and the payee name the day before — a cashier's check made out to the wrong entity cannot be used.
- **Copy of pre-approval letter:** Rarely needed at the table but good to have in your bag.
- **Homeowner's insurance declarations page:** Your lender should already have this, but bring a copy in case there are questions.

## What Happens If You Can't Attend Closing in Person?

Relocation buyers frequently close from their origin city or while traveling for work. You have two structured options in Pennsylvania:

**Mail-away closing:** The title company packages all loan and closing documents and overnights them to you. You sign before a local notary, overnight the documents back, and the title company records upon receipt. This adds 1-2 business days to the process and requires advance coordination with the title company and your lender. Not all lenders allow mail-away on all loan types.

**Power of Attorney (POA) closing:** You execute a POA designating your agent, attorney, or a trusted individual to sign on your behalf at the Pittsburgh closing table. The POA document must be prepared by a Pennsylvania attorney and executed with proper notarization in advance. I coordinate this regularly for relocation clients — it's a clean, well-established process when done correctly. If you think you'll need a POA closing, surface this before contract, not the week of.

## What Are Pennsylvania's Closing Costs and Who Pays What?

Pennsylvania closing costs for a buyer typically run 2-4% of the purchase price. The most significant line items:

- **Transfer tax:** 2% total (1% state + 1% local), split 1% buyer / 1% seller by custom (though it's negotiable). On a $600,000 purchase, this is $6,000 each.
- **Title insurance:** Lender's policy is required; owner's policy is optional but highly recommended. Combined cost on a $600K purchase runs approximately $2,500-$3,500.
- **Lender fees:** Origination, underwriting, appraisal — typically $1,500-$3,000 depending on your lender.
- **Prepaid items:** Homeowner's insurance premium (first year upfront), property tax escrow (typically 2-3 months), and prepaid mortgage interest from closing date to end of month.

Most North Hills closings use Allegheny County title companies. I work with several local title providers who have strong relocation buyer experience and can accommodate mail-away and POA closings efficiently.

## What Happens on the Other Side of the Closing Table?

After the title company confirms recording — usually within a few hours of the signing session — keys are released. For relocation buyers who are flying in specifically for closing, I recommend scheduling the closing for mid-morning (10am) so you have the afternoon to take possession, meet utility installers, and do a first walk of your new home before the day ends.

If you're doing a POA or mail-away closing and won't be in Pittsburgh on closing day, coordinate with your agent in advance about key pickup logistics. Some sellers prefer to leave keys with the title company; others will meet at the property.
